I expect a 25%-40% correction from current prices. Bend houses on micro-lots will look much more like prices in Salem and Eugene, rather than Dunthorpe and Lake Oswego.
Averages and Median should be in the low $200K, maybe even $180-$190K. But the days of averages in the high $380Ks even $400K are over.
