Q: I'm 23 and planning to sell two investment properties I own this year. I lived in one for two of the past five years as a primary residence. This property has been a rental since March, 2006. I purchased my other property the same month. I lived there for six months, and have rented it out for the past six months. My plan is to sell both properties and use the money to pay off ... Q: I found your web site and was very impressed with all the free information. I looked through all the FAQs in hope of finding an answer to the following question.Seven months ago, my niece and her husband put $10,000 down on a lease/option arrangement. Their payments were $2,000 per month. Of that, $1,350 went for the rent and $650 was put toward the down payment. Unfortunately, my niece passed away just before Christmas. Is ... [full story]

Pat Vredevoogd Combs, president of the National Association of Realtors, praised Senators Hillary Rodham Clinton (D- N.Y.) and Senator Wayne Allard (R-Colo.) for introducing key legislation that NAR believes would ensure the nation's real estate industry remains competitive. Agency disclosure is a mouthful --  tough to say, and tougher still to figure out who represents whom in a real estate transaction.Seller brokers, also known as listing brokers or conventional brokers, typically represent homeowners. They sign a listing agreement (which is negotiable) with the seller outlining the details of their relationship. In essence, seller brokers generally agree to be the sole agent for a property. They agree to do their best to sell a ... [full story]

Q: I have serious fraud complaint against a real estate agent who represented me as a buyer. I cannot afford the $10,000 initial fee to sue her and the local Board of Realtor's Ethics Committee is beyond useless, saying this is a two-year process and I should contact an attorney.I'd like to know if there have been other complaints to establish a pattern that would add weight to my case. The Board of Realtor's Ethics' ... [full story]

Finding a great real estate agent is a lot less stressful than finding the right life partner. And that's the good news. The bad news is, if you end up with the wrong kind of agent, the time you spend together will be miserable.  Working with an agent to buy a house is like being in a short-term marriage; you might speak to the agent several times a day, have coffee or a meal together several times ...
